A snag is an issue that has been found after building work is complete and the property has been signed off by the developer.

Snags can vary from minor to major issues and potentially get worse over time and use.

Unfortunately, major snags are common and should always be raised with the developer immediately. These can often breach building regulations or home building standards.

Our snaggers have the knowledge of both building regulations and home building standards, therefore they are able to identify snags that would be typically missed by the average home owner.

An in-depth survey of a new build property finds issues and bad workmanship that often occur on new builds. We will use specialist tools to survey your home in a methodical approach, providing you reassurance nothing will be missed.

Once the survey is completed, we will complete a comprehensive report the same day for you to submit to the developer.

You will receive the report within 48 hours

Sometimes we will speak with an industry expert (example: a structural engineer) if we have an immediate concern about an issue, we will explain this at the time and that might mean we need to wait for a response.

Buying a home is often the biggest financial commitment you will make, a survey provides peace of mind and ensures problems are dealt with during the warranty period.

Unfortunately, with house targets and penalties against deadlines, some trades on-site will cut corners which can impact the quality of a new build.

Even if you decide not to choose Snag residential, I would urge you to hire a professional to conduct a snagging survey.

The earlier the better, surveys are normally carried out within a few days of receiving the keys to the property, this ensures developers accept damage liability and do not blame the home owner.

However, surveys can be completed anytime within the warranty period, the defect warranty is two years, and the structural warranty is 10 years.

Yes, we understand that completion dates slip, therefore we do not require a deposit or payment upfront. We are also flexible with dates, so you can book and reschedule with confidence.

Depends on the size of property but usually a few hours, you do not need to be present at the premise during the inspection and we are happy to lock up afterwards.

It can depend on a number of factors main one being size and type of property, which can be minor points or major issues including structural or building regulation issues.

A PDF or Excel version will be emailed within 48. For pre inspection visits it is PDF only

You will receive a confirmation with the date and time plus some follow up questions. You will receive an email reminder the day before, with instructions on how to make payment and some information on what will happen on the day.

We require no deposit and payment is not required until we arrive to start the visit

We ask you to have keys on hand for doors, windows, garage, and loft area.

We can work around furniture and boxes, but it would be helpful if all sockets and switches are accessible. we would also like you to have General arrangements, Level drawings and information of any extras you have purchased.

No, we will wear protective clothing, for example, shoe covers in carpeted areas.

No, we will provide the report in a format that can be forwarded to the developer because unfortunately, most developers will not engage with third parties directly. Of course, we will be happy to provide any additional support or information your developer requires.

Yes, our service includes a thermal survey that will cover the front and rear of the home, and any internal photos required

We will complete a ground based visual inspection .

Yes, once the survey is complete the snagger will be talking you through any majors or anything that needs to be reported asap first.

They will then give you a brief run through the minors and explain what happens next.

Everything will be detailed in the report with pictures and if you have any questions on the report, you can come back to us.

Yes, we can come back after the work has been completed and ensure its all been rectified correctly.

Our revisit inspections are charged at 50% of the original survey.

In short, always post-completion.

Some developers are pushing customers to have a pre-completion snag survey using the NHQB check list.

This allows the developer to control the survey, often only allowing 2 hours and restricting the areas that can be checked (not loft space, no thermal, no drone etc)

And rather than a report, they expect the checklist to be completed which means no pictures or detailed descriptions.

You would also be surprised how much work is often outstanding.

You are within your rights to refuse a pre-completion survey and state you will arrange a post-completion report.

This allows a snagger unlimited time, all access, an inspection of the final product and the ability to submit a comprehensive report with pictures.
